House Clearance in Dublin, Done Properly
J Hanway Removals & Storage has been clearing Dublin homes since 1982. Probate clearances, downsizing, pre-sale empties and landlord turnarounds all share the same pressures: tight timelines, bulky furniture, disposal costs and often a fair bit of emotional weight. We handle the logistics so you can deal with everything else.
A full house clearance means every room: furniture, white goods, clothing, books, crockery and personal effects, everything that isn’t being kept. Partial clearances are just as common. A client downsizing from a large house in Castleknock might keep the dining table and the good china and clear the rest. Estate agents often want a property empty before photography, and we can turn those around quickly.
The difference between a clearance and a house removal is destination. With a removal, everything goes to a new address. With a clearance, most of it is donated, recycled or disposed of. Items you are not ready to part with can go into storage.
What Drives the Cost
Anyone who gives you a firm price without seeing the property is guessing. These are the four things that move the number:
- Volume: a four-bed semi in Glasnevin generates far more than a studio flat in Rathmines.
- Access: a house with off-street parking loads faster than a terrace on a narrow street in Stoneybatter.
- What’s being kept: separating items for family to collect takes extra time.
- Disposal: licensed disposal at civic amenity facilities costs money and is built into the quote.
Be cautious of operators quoting far less. The saving often comes from fly-tipping, and if dumped waste is traced back to the property, the householder can be held liable. Ask any clearance firm for its waste collection permit number before you book. Ours is NWCPO-25-13139-01.
Probate and Estate Clearances
Most of the probate clearances we handle come through solicitors and executors managing Dublin estates. The logistics are the same as any clearance, but the context is different and we treat it that way.
- Allow time before we arrive. Try to give family at least a week to walk through the property and set aside items with sentimental value.
- Bring a list of bequests. We can separate named items for different beneficiaries rather than doing one combined drop-off.
- Check Revenue timing with the solicitor. If the estate exceeds the Capital Acquisitions Tax threshold, Revenue may need to be notified before contents are disposed of. We have seen clearances stall when this wasn’t sorted first.
We work with solicitors, executors and estate agents regularly and can provide certificates of disposal and inventories when needed.
Apartment Clearances
Clearing a Dublin flat has complications a house doesn’t. Most management companies have rules on using the lift for bulky items and set loading hours, and many ask for a lift-key deposit. Check with the management company before booking and tell us the restrictions, and we will build them into the schedule. Older blocks without a lift are quoted after we have seen the stairs.
What Happens to Everything We Remove
- Donate first. Furniture in good condition goes to Restore. Give us a couple of days’ notice and we will coordinate it.
- Recycle. Electrical items, metals and cardboard go to licensed civic amenity facilities.
- Dispose. Only what is genuinely at the end of its life goes to licensed waste processing.

Before We Arrive
- Mark what’s staying. A rough list or sticky notes on furniture you are keeping prevents mix-ups.
- Deal with paperwork. We don’t go through personal documents. Bank statements, medical records and insurance papers should be shredded beforehand.
- Tell us about parking. If there is no off-street parking, we arrange a loading bay suspension in advance.

Can you remove white goods and electrical items?
In most cases, yes. Washing machines, fridges, dishwashers and televisions go to certified facilities under WEEE rules. We flag anything unusual when we assess the job.
