What Does a House Clearance Actually Involve?

A full house clearance means clearing every room: furniture, white goods, clothing, books, crockery, personal effects — everything the owner isn’t keeping. We bring the crew to empty the property in one or two days and sort items for donation, recycling, or disposal as we go.

Partial clearances are just as common. A client downsizing from a large house in Castleknock might want to keep the dining table and their good china while offloading everything else. We work around whatever is staying. Pre-sale empties are another regular request: estate agents often want a property fully vacant before photography, and we can turn those around quickly.

Be cautious of operators quoting significantly less. The savings often come from fly-tipping, which carries fines of up to €3,000 under the Waste Management Act. If the waste is traced back to your property, you can be held liable as the householder.

Probate and Estate Clearances in Dublin

Most of the probate clearances we handle come through solicitors managing estates in Dublin and the surrounding counties. It’s not unusual to be called in a few weeks after probate is granted, while families are still processing everything. Revenue clearance. If the estate exceeds the Capital Acquisitions Tax threshold, Revenue may require notification before contents are disposed of. Clearing a flat in Dublin has complications that a house clearance doesn’t. Most apartment management companies have rules about using the lift for bulky items, designated loading hours (typically 8am–6pm on weekdays), and many require a lift-key deposit before the job can start.

Check with the management company before booking. Tell us the restrictions in advance and we’ll build them into the schedule and arrive with everything sorted. Turning up without lift access arranged wastes everybody’s time and can push the job into the following day.

Older blocks without a lift bring their own constraints. A third-floor clearance via a narrow staircase is a different job to a ground-floor apartment with a car park directly outside. We assess access before giving a price.

What We Do With Everything We Remove

We don’t skip everything. Our process, in order:

  1. Donate first. Furniture in good condition goes to the Society of St Vincent de Paul, Oxfam, or local charity shops that collect. We can co-ordinate this if you give us a couple of days’ notice before the clearance date.
  2. Recycle. Electrical items, metals, and cardboard go to licensed civic amenity facilities — Ballymount, Ringsend, or Coolock depending on the job location.
  3. Dispose. What’s genuinely at the end of its useful life goes to licensed waste processing facilities.

What to Prepare Before We Arrive

A clearance runs smoother when a few things are sorted in advance.

Identify what’s staying. Even a rough list or sticky notes on furniture you’re keeping prevents mix-ups and saves time on the day.

Deal with paperwork. We won’t go through personal documents, but the client or their representative needs to handle anything sensitive before we arrive. Old bank statements, medical records, and insurance documents need shredding, not skipping.

Sort parking and access. Let us know if there’s no off-street parking and we’ll arrange a DCC loading bay suspension in advance. It takes a few days to process and skipping it can cost you a parking fine on the morning of the job.
